Real estate values in the greater Phoenix area have soared over the last 12 months and have consistently been on an upward swing ever since 2011-2012. According to trulia.com, Phoenix has experienced an increase of $16,900 (8%) in median home sales over the past year. The average price per square foot for the same area has risen from $147 to $161. On a broader scale, Maricopa county as a whole has risen by on average 7%. What do these number mean for you and your home? Lets break down the market for Chandler, Arizona.
Chandler is one of my personal favorite East Valley cities. You have access to great amenities such as the Chandler Fashion Mall as well as Downtown Chandler with numerous restaurants and out door shopping. There are almost 250,000 people in Chandler, Arizona according to the most recent census. Chandler residents are on average 34 years old and of these 250,000... 76% are home owners. This high percentage is due to a leveling off of population growth in the area. Most subdivisions are now established with a very low vacancy rate. Chandler is a little older in comparison to many subdivisions in Gilbert. This isn't a bad thing at all. In fact, in many cases you will get better bang for your buck just by buying in Chandler. Many of these great values can be found in the subdivisions south of Highway 202.
Chandler is still a "sellers" market but a little less so than Mesa and Gilbert. According to Zillow.com, home values in Chandler have climbed 6.6% in the last twelve months to a median price of $297,900. Market data for Chandler shows that the median price per square foot has also risen from $155 to $166 in the same time frame. This is $10 more than the average in the Phoenix Metro area. These numbers are pushing the average home list price in Chandler every month. The current average for homes listed in Chandler is $325,000, but unfortunately the average price for homes sold are still sitting at $295,000-$298,000. This means many listings are taking a price cut from their initial listing price to the final sold value. Again, this isn't a bad thing. For home owners, it just means you will need to be extremely diligent when listing your home to ensure you have valued it at a competitive price while also allowing some wiggle room for negotiation.

With a Plethora of stores to choose from, Chandler Fashion Mall is a popular location for everyone in the East Valley. There are about 180 stores inside the mall with many popular eats located in the close vicinity.
Downtown Chandler is like a different world. Numerous shops, restaurants, historical district, as well as the Arts Theatre. You must go down and experience it yourself.
